  • The project will have two phases.

    Phase 1, which is now moving through the approval process, is envisioned as an urban, walkable community featuring more than 500 new homes. The first phase focuses on establishing the initial framework for the redevelopment - introducing new uses, improving site circulation, and setting the stage for a walkable, connected environment. Phase 2 will follow at a later date, once the Friendship Heights Sector Plan is adopted. The second phase will expand in a way that fully reflects the updated planning guidance and may include mid-rise and high-rise residential with additional retail. Together, the two phases will deliver a cohesive, forward-looking redevelopment that evolves in step with the community’s long-term goals.

  • Phase 2 is still being defined and will depend on the upcoming Sector Plan, but is expected to include additional multifamily housing, ground-floor retail, and potential community gathering and open spaces.

  • The apartment building will be about 7 stories (~85 feet) and the condos are 6 stories (~75 feet), both shorter than the existing GEICO building and within the 100’ height limit allowed in the current zoning.

    The design intentionally steps down in height from Willard Avenue toward the Brookdale neighborhood to create a more compatible transition.

  • The placement is intentional to align with the higher-density buildings across the street and create a logical transition in scale, stepping down to townhomes and then to the adjacent single-family homes.

  • EYA is actively studying visual impacts and exploring design solutions such as geothermal systems (which would eliminate rooftop condensers), solar panels, and reflective roofing to improve both sustainability and overall appearance from surrounding buildings.

  • The Friendship Boulevard and Western Avenue frontages will be part of the future second phase of the project, which will be informed by the to-be-approved Friendship Heights Sector Plan.

    EYA’s vision for the second phase may include mid-rise and high-rise residential with additional retail and open spaces, pursuant to the updated planning guidance.
